Senior CAM Analyst

Position Overview

Headwaters Talent Advisors is partnering with an established commercial real estate organization to identify an experienced Senior CAM Analyst. This position will play an important role in managing common area maintenance (CAM) reconciliations, reviewing operating expenses, and ensuring accurate tenant billings across a portfolio of commercial properties.

The ideal candidate will bring a strong understanding of commercial lease structures, CAM recovery methodologies, and property accounting practices, along with the analytical skills and attention to detail necessary to manage complex reconciliations.

Key Responsibilities

• Prepare and review annual CAM, property tax, insurance, and other operating expense reconciliations in accordance with lease agreements.
• Analyze commercial lease provisions to determine appropriate expense allocations, recoveries, exclusions, and caps.
• Review property operating expenses to ensure accurate classification and allocation of recoverable costs.
• Calculate tenant-specific charges, adjustments, and reconciliations based on contractual lease terms.
• Partner with property management, accounting, and leasing teams to resolve billing discrepancies and address tenant inquiries.
• Review historical reconciliations and identify opportunities to improve accuracy, consistency, and efficiency.
• Assist with annual CAM budgeting and forecasting processes.
• Maintain accurate documentation supporting reconciliations, calculations, and tenant billing adjustments.
• Support tenant audits and respond to requests for reconciliation documentation.
• Identify and recommend improvements to CAM processes, reporting, and internal controls.

Qualifications

• Bachelor's degree in Accounting, Finance, Business Administration, or a related field preferred.
• Experience performing CAM reconciliations within commercial real estate.
• Strong understanding of commercial leases, operating expense recoveries, and tenant billing practices.
• Advanced Microsoft Excel skills, including pivot tables, lookups, and complex financial calculations.
• Experience with commercial property management or accounting software such as Yardi or MRI preferred.
• Strong analytical, organizational, and problem-solving skills.
• Ability to manage multiple properties, deadlines, and reconciliation schedules.
• Excellent communication skills and the ability to work collaboratively across departments.
